Property sale progression chain template

A sale is only as fast as the slowest link in its chain. This example tracks a four-link UK chain, from a first-time buyer to a seller moving into rented, with nine milestones for each link from the memorandum of sale to contracts signed. Each cell shows done, chasing, stuck or not started, and the link most likely to break is circled with the action to take.

This is a planning example, not legal or financial advice. Property and tenancy law differs by country and state and changes often: check current rules.

How to use this template

  1. Map the chain

List every buyer and seller from the first-time buyer at one end to the chain end, and draw which property each one is buying.

  2. Track the milestones

For each link, mark where it stands on each milestone: memorandum, solicitors, checks, valuation, searches, survey, mortgage offer, enquiries and signing.

  3. Find the weakest link

Circle the link furthest behind or with a problem such as a down-valuation, and agree who acts and by when.

Questions about this template

How do I mark a stuck link in the chain?

Change that cell's status to Stuck and add a short reason, such as a down-valuation, so the weakest link stands out across the chain.
