Home buying process template

Buying a home is a series of steps with long waits in between, and a bill at many of them. This example draws a purchase in England as a board-game path: twelve squares from setting a budget and a mortgage in principle, through the offer, survey and searches, to exchange, completion and the keys. Colours mark actions, payments, waits and milestones, and a table lists typical costs.

This is a planning example, not legal or financial advice. Property and tenancy law differs by country and state and changes often: check current rules.

How to use this template

  1. Lay out the path

Write each step on its own square, in order, from the first budget check to moving day.

  2. Colour the squares

Mark the squares where you pay, where you wait and where you reach a milestone, so the slow and costly parts stand out.

  3. Add your costs

Fill in the cost table with your own deposit, tax, legal and survey figures, and add notes for setbacks such as a poor survey.
